Hiring a General Contractor Without Losing Your Sanity
Let’s face it, hiring a general contractor can feel as nerve-wracking as dating. Will they show up on time? Will they ghost you halfway through? Will you end up paying way more than expected thanks to some 'unforeseen circumstances'? Sure, that last point might sound odd in the dating world—but trust me, I’ve heard some wild stories!
I’ve seen it all. It’s almost a rite of passage for clients to call me in a full-blown panic after their DIY contractor experiment has gone completely off the rails. By the time they reach out, most of the budget is spent, half the work is poorly done and the dream space they envisioned is a distant memory. At that point, they expect us designers to swoop in and save the day. But the truth is, by then, all we can do is patch things up and salvage what’s left. All of this could have been avoided by simply working with a designer from the start!
So, how do you avoid this kind of chaos? It all begins with hiring the right GC (general contractor). Below are some dos and don’ts to help you find your contractor soulmate. And remember, this step should always be done with the guidance of your designer—yes, the one you already hired—before you bring in a contractor. Trust me, it makes all the difference!
1. Where to Look?
- Tap Into Your Network: Word of mouth is like gold in this industry. Ask your friends, family, neighbors or your designer (Hi there!) for recommendations. The bonus? They’ll give you the unfiltered scoop on their experiences—both the good and the not-so-great.
- Embrace Your Inner Detective: Get your sleuthing skills ready. Platforms like Houzz are a treasure trove of ideas and pros. Scroll through those grids, save your favorite projects, and don’t be afraid to slide into the DMs of contractors who catch your eye. Trust me, it works better than you’d think!
- Look Around Your Neighborhood: Spotted a sign in front of a stunning renovation? Don’t be shy! Jot down the contractor’s info and do a little online research to see if they might be “the one.” Sometimes, the perfect contractor is just a few blocks away.
2. Are they “The One”?
Hiring a contractor is a lot like dating—it’s all about compatibility. They need to understand your vision, style and budget. You also need to understand their way of working and communication style.
- Be Specific: If you’re after a modern vibe, don’t waste your time chatting with contractors who specialize in classical designs. The more specific you are about your project, the better your chances of finding the perfect match.
- Show and Tell: Got mood boards or Pinterest saves? Share them! Have plans or renderings? Get your designer to send them over. Walk your contractor through your vision, timeline and budget. The clearer you are, the smoother the process will be.
- Ask All the Awkward Questions: Time to get nosy! Ask about their experience with similar projects, how they handle setbacks, and their current workload (too busy could mean delays for you). And, of course, find out their communication style. Do they text? Email? Carrier pigeon? The more you know, the better prepared you’ll be.
3. Is this a Fair Estimate?
Let’s be real, contractors aren’t magicians, and quality work doesn’t come cheap. So how can you tell if their estimate is fair?
- Compare, Compare, Compare: Always get at least three estimates. If one bid seems wildly high or suspiciously low, consider it a red flag. Remember, the cheapest option can sometimes cost you the most in the long run.
- Read the Fine Print: Hidden costs? Vague details? No thanks! A good estimate should include all the specifics—timelines, materials, warranties and more. If anything looks fuzzy, don’t be shy about asking for clarification.
- Trust Your Designer: This is where having a designer by your side is priceless. We’re pros at spotting red flags and navigating the nitty-gritty. I’ve got your back, so you don’t end up with unexpected surprises—or regrets.
4. Is The Relationship Strong?
Once you’ve found “the one,” it’s time to nurture the relationship. Communication is key think regular check-ins without being that helicopter client.
- Write Everything Down: Contracts, change orders, meeting notes—document it all. Trust me, your future self will thank you when potential headaches are avoided.
- Keep It Professional but Positive: Show appreciation for their work and offer constructive feedback when needed. A little kindness goes a long way in fostering a collaborative, productive vibe.
- Trust Your Designer: If you really want peace of mind, lean on your designer. A good designer will coordinate and manage everything with the contractor, both on and off-site, keeping things on track. That’s why I can’t stress this enough: always hire a designer before bringing in a contractor, especially for big projects. It’ll save you time, stress and more than a few gray hairs!

At the end of the day, your contractor wants the same thing you do: a beautifully executed project. Like most professionals, they thrive on positive word of mouth and glowing references. Sure, there will be hiccups (there always are), but with the right preparation, open communication and a team-player mindset, you can navigate the process like a pro.
And here’s the secret sauce: a successful renovation isn’t just about hiring the right contractor—it’s about having the right design professional in your corner to keep everything on track and stress-free. Teamwork makes the dream work!
